Reservation and Lodge Policies

1. Pets are NOT allowed.

2. Smoking/vaping of any kind is NOT allowed inside the lodges nor on the porches or in shared guest spaces. Smoking is permitted only in the designated parking-area location identified for your cabin. Smoke must not interfere with other guests, and management may require smoking to stop or be relocated when necessary. Cigarette butts & smoking-related materials must be fully extinguished and placed in designated receptacles.

3. Rental Party: Primary Guest must be 21+ years in age and remain overnight throughout the reservation. Maximum overnight occupancy is eight persons per lodge, including adults and children of all ages. There is an extra charge for more than 6 guests. All overnight occupants must be identified to Owner before arrival and are considered Registered Guests. Visitors are not permitted without Owner’s prior written approval. Unless Owner expressly approves otherwise in writing, the combined number of Registered Guests and Visitors associated with the lodge may not exceed eight persons at any time. The dock, kayaks, canoes, and other recreational equipment are provided for Registered Guests. Visitors may not use watercraft, occupy the dock for extended periods, launch from the property, or use other recreational equipment unless specifically approved by Owner. Unauthorized use of the dock, kayaks, and lodge amenities by Visitors is strictly prohibited. Unauthorized persons, vehicles, gatherings, or use of recreational amenities constitute a material violation of this Agreement. Owner may require unauthorized persons or vehicles to leave immediately, restrict access to shared amenities, and/or terminate the stay for a substantial or repeated violation.

4. Guests and Visitors must be respectful to other guests and neighbors, and abide by neighborhood rules, including no loud noise between 9pm-8am. 

5. Parking is limited to two vehicles per lodge. Any exceptions must be arranged in advance, and will require parking offsite on Riverledge Road. Vehicles are to be parked in designated parking areas only. Parking on roads or properties adjacent to the lodges is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

6. Selected lodge is not guaranteed.  Owner reserves the right to assign alternate lodge.  

7. Property and furnishings must be kept in good order. Only use appliances for their intended uses. Damage or extensive cleaning is subject to additional charges.

8. Housekeeping & Linens: There is no housekeeping service during your stay. Guests must bring and use their own sheets and towels, or arrange to rent them in advance. Guest may incur extra charges if bed sheets are not used, resulting in soiled mattress cover(s). 

9. Water and Septic: The property is on a well and septic systems. Occupancy and Visitor limits are based largely on the capacity of the property’s well and septic systems. Guest shall not permit unauthorized occupancy, gatherings or other activities that create excessive water or wastewater usage. Also - only toilet paper may be flushed. Wipes of any kind, feminine products, paper towels, grease, food, chemicals and other materials may not be placed in toilets or drains. Guest is responsible for any plumbing, pumping, septic-service or repair expenses resulting from prohibited materials, unauthorized occupancy or misuse by guests or visitors.

10. Cleaning of fish must be done on the fish cleaning table toward the east side of the property; NOT inside the cottages. Excess fish parts must be released back into the main channel of the river; NOT released at the dock or placed in the trash bins.

11. Reservation Deposit:  A deposit is required at the time of reservation and full payment is due 30 days prior to arrival. Reservations made on the website require a deposit of 50% of the nightly lodge rate only, excluding taxes and fees. As a result, the remaining balance due will be greater than the deposit. 

12. Security Deposit: Guest agrees to provide credit card upon check-in for potential damages during the stay. The card will be authorized for $300 and the hold will be released following check-out except in the case of damages and/or conditions requiring extensive cleaning. Damage may include but is not limited to: damage to furniture, property, appliances, plumbing, and soiling of mattress covers. 

13. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

14. ​Boat use of the dock must be arranged in advance with the innkeeper and is subject to a fee. Kayaks are subject to availability and require completion of a waiver form prior to use.

15. Taxes shown at booking are based on the tax rates and requirements in effect at that time. Government-imposed taxes or assessments may change and will be adjusted as required by law. Any additional applicable taxes, optional services or other charges will be reflected in the remaining balance due 30 days before arrival.

 

ALL OF THE UNITS ARE PRIVATELY OWNED; THE OWNERS ARE NOT RESPONSIBLE FOR ANY ACCIDENTS, INJURIES OR ILLNESS THAT OCCURS WHILE ON THE PREMISES OR ITS FACILITIES. THE HOMEOWNERS ARE NOT RESPONSIBLE FOR THE LOSS OF PERSONAL BELONGINGS OR VALUABLES OF THE GUEST. BY ACCEPTING THIS RESERVATION, IT IS AGREED THAT ALL GUESTS ARE EXPRESSLY ASSUMING THE RISK OF ANY HARM ARISING FROM THEIR USE OF THE PREMISES, BOATS, EQUIPMENT, AND AMENITIES.

Cancellation Policy

​

Due to our small size and location, cancellations affect us significantly.  A last minute cancellation gives us little chance to fill the space.  If a cancellation is made 60 days prior to your arrival, we will offer a refund of your deposit, or you may elect to apply the balance to a future stay within the next year.  If a cancellation is made less than 60 days before your arrival, every effort is made to rebook the lodge.  If the lodge is rebooked and confirmed with payment, we will refund the total nights rebooked, less credit card fees if applicable.  If not rebooked, all monies are forfeited.  If you arrive late or leave early, you are still responsible for all nights booked for your intended stay.
